Plot Selection

Agreement & Registration
Pay and execute the sale deed. Registration happens at the sub-registrar office in your name; the buyer and company agreement is registered as well.
Plantation & Handover of Records
Certified saplings are planted with drip irrigation; you receive your document set and plot markings.
12-Year Maintenance
Our team manages the farm end-to-end. You receive periodic updates and can visit any time.
Harvest & Payout
At maturity, trees are harvested under applicable procedures, graded, sold, and proceeds are distributed to owners.
Land Ownership
Your investment buys registered agricultural land, not a share certificate. The plot is conveyed through a stamped, registered sale deed in your name (single or joint). You receive the original registered deed, link documents, and an updated encumbrance certificate. The land remains yours permanently, the 12-year tenure refers only to the plantation cycle, after which you may continue with a new crop, hold the land, or sell it.

How Your Trees Grow Over 12 Years
Red sanders is a slow-forming, high-value species: the red heartwood that carries the price develops from roughly year 5 onward and densifies through year 12.
Year 0 to 1: Planting & Establishment
Land preparation, certified saplings planted at high density, drip irrigation laid, fencing completed and your plot registered.
Year 2 to 4: Vegetative Growth
Trees establish strong root systems. Weeding, pruning, soil nutrition and pest monitoring continue on schedule.
Year 5 to 8: Heartwood Formation Begins
The prized red heartwood starts developing at the core of each trunk, this is what gives red sanders its value.
Year 9 to 11: Maturing Stand
Girth and heartwood density increase steadily. Grade potential of each tree is assessed.
Year 12: Harvest & Sale
Trees are harvested under applicable government procedures and sold by grade; proceeds are distributed to plot owners.
Yield Estimation & Expected Harvest
Each plot is planted at high density, 50 plants per 11 cents, scaling to 420 plants per acre. Based on plantation-grown red sanders performance in this belt, a well-maintained tree is expected to yield harvestable heartwood and sapwood at year 12, with grade (A/B/C) determined by heartwood colour, density and girth. Failed saplings are replaced during the tenure so your plant count is protected.
Red sandalwood is priced per tonne by grade, and cultivated timber is sold through permitted channels. Because grading happens at harvest, we project income as a range rather than a single number, and we encourage every investor to treat projections as estimates, not promises.

No. The plan price covers land cost, registration, saplings, drip irrigation and the full 12-year maintenance. There are no annual fees.
How are returns paid at harvest?
After harvest and grade-wise sale under applicable procedures, proceeds are distributed to plot owners in proportion to their trees. Timelines depend on the harvest and sale process.
Can I sell my plot before 12 years?
Yes. Since the land is registered in your name, you may resell it at any time; the maintenance agreement transfers to the new buyer.
Is the projected return guaranteed?
No agricultural return can be guaranteed. Our projections are estimates based on plantation performance and current grade prices. We share the assumptions openly during your site visit.
